NOTICE IS HEREBY GIVEN that pursuant to a Writ Of Execution dated April 27, 2022 to seize and sell the hereinafter described real property together with any improvements thereon, and appurtenances appertaining thereto pursuant to Wyoming Statute Sections 1-17-301 et seq., to satisfy the amount due and owing in the District Court of the Ninth Judicial District (Civil No. 8890) in and for Sublette County Wyoming, in favor of Komatsu America Corp., Plaintiff, against R.S. Bennett Construction Company Inc., Defendant, The Sheriff of Sublette County levied upon the real property of  Defendant.

NOTICE IS FURTHER GIVEN that the amount claimed as due and owing under the aforementioned Order Granting second Motion For Summary Judgment is $47,997.99 together with interest thereon at the rate of 18% per annum from and after October 19, 2021 plus costs of this execution.

NOTICE IS FURTHER GIVEN that to satisfy the amount due and owning, plus costs of execution, the following described real property located at 607 U S Highway 189, Marbleton, Wyoming shall be sold by the Sublette County Sheriff at public auction to the highest bidder and best bidder, for cash, at the Sublette County Courthouse on May 17, 2023 at 10:00 a.m., to wit:

Legal Description:  MARBLETON, BLK 36, LOTS 1-9.

Bids will begin at $106,667.00 which represents 2/3 of the appraised value of $160,000.00 plus costs of the sale, as per WY §1-17-316(c).  If no bid exceeds 2/3 of the appraised value plus costs of the sale, the sale will be cancelled and rescheduled.  The above property is being sold “as is, where is” without warranty of condition or ownership.

The property being sold may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.

You are hereby notified that on March 6, 2023, Plaintiff, Kemmerer LaBarge Royalties, LLC, filed a Complaint in Civil Action No. 2023-CV-8979 in the Ninth Judicial District in and for Sublette County, Wyoming, naming you as a potential interested party. The object and prayer of the Complaint is to quiet title to certain mineral interests from the following-described property located in Sublette County, Wyoming:

Township 27 North, Range 113 West, 6th P.M.

Section 20: E1/2

These mineral interests included royalty payments made to the above referenced Defendant. In approximately 2000 these royalty payments went unclaimed and were forwarded to the State of Wyoming Unclaimed Property Division.

The purpose of this quiet title action is to confirm for the State of Wyoming that the Plaintiff in this action is the rightful owner of the accrued royalty payments being retained by the State of Wyoming.

You are further notified that unless you answer the Complaint on or before thirty (30) days after the first day of publication of this Notice, the allegations of said Complaint will be taken as true and judgment may be rendered against you for the relief demanded in such Complaint.

NOTICE

The Wyoming Public Service Commission (Commission) has authorized Pinedale Natural Gas, Inc. to implement an emergency gas cost reconciliation surcharge of $0.200 per therm, effective for usage on and after January 17, 2023, subject to notice, protest, intervention, possible hearing, refund, change, further investigation, and further order of the Commission.

A typical residential gas customer using 115 therms per month for the rate-effective period of January through March 2023, may expect a monthly gas bill increase of $22.93 or 14.5%, before taxes. Actual bills will vary with usage.

The Application is available at the Commission in Cheyenne or at the Company’s business office in Pinedale, Wyoming, or at: https://dms.wyo.gov/external/publicusers.aspx (enter Record No. 17220).

Anyone desiring to file an intervention petition, request for a public hearing, or a statement, public comment or protest in this matter must file, in writing, with the Commission on or before May 5, 2023. Notice is hereby given that the Town of Pinedale is soliciting proposals for a Macro Cell Tower Project Design Build contract located in Pinedale, Wyoming.  Request for Qualifications packages may be obtained at Town Hall or by email.
